Homestead Road Warehouse Changes Proposed Plans Again In Hillsborough

HILLSBOROUGH, NJ — After hearing feedback from the Planning Board and residents, the applicant Homestead 279 LLC has changed its proposal yet again.

The new proposed plan would cut down the size of the warehouse by 25 percent, said Attorney Michael O’Grodnick of Somerville, who is representing the applicant RedCom, at the Jan. 25 Planning Board meeting.

The Jan. 25 meeting marked the 10th Planning Board meeting public hearing of this application.

The initial application was submitted almost two years ago in 2022 with a proposed construction of a 137,413 sq. ft. industrial building.

Now, the applicant wants to continue to subdivide the roughly 17 acres lot into two lots for 5.4 acres in the front which would keep the existing Stryker Botanical building near Homestead Road.

The second and rear lot would be about 11.7 acres in size and would be where the proposed construction of a 105,340 sq. ft industrial building would be built. This is 25 percent less in square feet than the originally proposed plan, according to O’Grodnick.

The application is also looking at “reducing the number of shipping bays, which was from comments received throughout public hearings, as well as the reorientation of shipping bays away from Route 206 and toward existing industrial uses that are adjacent on the east side of the proposed structure,” said O’Grodnick.

Lastly, the application would relocate the stormwater management detention basin. This decision was made after “consulting with the Board and objector and objector professionals,” said O’Grodnick.

O’Grodnick said it would take three or four months to get the new plans completed.

“We are back to ostensibly square one with a smaller square,” said Hillsborough Township Planning Board Attorney Eric Bernstein.

Committeeman Shawn Lipani said he was “disappointed” that the Board was still dealing with issues regarding receiving the proper paperwork in time for review for this application.

Ultimately the Board extended the deadline decision on the application to May 31 and the next Planning Board public hearing for the application will be held on May 9 at 7 p.m.
